Pricing CMG Mortgage is known for being ultra competitive. Not only does our rate sheet display an aggressive pricing schedule each day but we're also able to negotiate from time to time; a little added help to nudge you past the competition and get you that deal.
CMG LOCK DESK
RATES 
- 8 day lock - available when cleared to close
- 21 day lock - pre-locks ok - must be submitted within 2 business days
- 30 day lock - pre-locks ok - must be submitted within 3 business days
- 45 day lock - pre-locks ok - price adjuster .375%

LOCK EXTENSIONS

RE-LOCK
- Within 30 days of Expiration / Cancel Date you are subject to worse case 30 day pricing between the day you locked or current market for a new 21 day term
- After 30 days of Expiration / Cancel Date subject to current market pricing

RATE FLOAT DOWN ELIGIBILITY
- Help Us, Help You we expect your borrower to follow through with their commitment to you, and you with us. We will negotiate aggressively on your behalf, so that you can retain your customer and move on to the next loan application. Please give us that opportunity.
- We must see evidence of PTDs being submitted
RATE FLOAT DOWN PROCESS
- Establish a new desired rate
- CMG requires the borrower’s rate decreases by at least .125%
- Determine eligibility
- Compare new rate from the day & term locked originally with current rate sheet
- If there is minimally .750% fee improvement it qualifies for a "Float Down"

- Improve your price
- The difference in pricing is split 50/50 between CMG and you
- That difference is applied to the fee
- Example
- Borrower locked at 5.0% on a 21 day term and now wants 4.875%
- The day you locked 4.875% was at PAR
- Use PAR as your base pricing for comparison
- Today's 21 day fee at 4.875% is (.750) rebate
- PAR plus (.750) equals .750% improvement & "Float Down" eligibility
- We decrease the rate to 4.875% and split the difference in improved fee
- .750% divided by 2 equals .375%
- .375% gets added to PAR (fee at 4.875% on the day you locked)
- Negotiated "Float Down" is 4.875% with (.375) rebate

The most successful home finance option in America, this unique Open Ended Mortgage, commonly referred to as the "HOA" allows a borrower to flexibly leverage income dollars and equity for purposeful cash-flow or accelerate principal reduction by applying payment to principal before the interest.
